Situation
We were asked to visit a potential new rental property to advise on what work needed to be completed to achieve the highest rent. The flat was unique for the location in Worthing and offered a spacious living/dining room which included access to the Westerly aspect roof terrace.
Whilst walking through the apartment with the landlord, it was identified that there were several potential issues from a legal and health and safety perspective including the gas hob not lighting, electrics tripping on certain switches, light fitting in bathroom not compliant with regulations, washing machine isolator switch not installed. We also recommended some internal redecoration to ensure that the flat could be rented quickly and for the highest price.
Action taken : - We were able to project manage the remediation of all matters utilising our contractor network. The apartment was professionally cleaned including carpets, redecorated throughout, new electric switches replaced, new light fittings installed, new blinds fitted with safety devices, gas hob repaired (including the issuance of a landlords gas certificate) and plumbing work undertaken to allow a washing machine to be installed safely. We ensured that when the property was offered for letting, it was fully compliant with health and safety standards and that the any landlord liability was fully managed and mitigated.
Result : - As the property was presented to an exceptional standard, we were able to let the property at its full asking price to the first viewer.
