Situation

Our client investor purchased an investment property "off plan" in a new development. The investor was located elsewhere in the country and was therefore unable to manage the transition process from new build to becoming an income yielding BTL investment.

Action taken : - We undertook frequent inspections of the property as it neared build completion keeping the client updated on progress made. Upon completion we undertook a snagging exercise and coordinated with the builder for any defects to be remediated. As the flat was to be let furnished, we arranged for furniture to be delivered and set up ahead of the flat being marketed. We then undertook an advertising campaign and successfully let the property within a few days. 

Result : - There were close to 100 flats built in the development, many of which were purchased by investors. Our actions resulted in our clients flat being the first to be rented and there being a very short void period between build completion and a tenant moving in.
